An apartment unit is a hotel room with a kitchen, more storage and a longer stay in it, and it is bought the same way: one unit type approved once, then built for the whole building. We manufacture the unit set — kitchen joinery, wardrobes, sofa bed, desk, dining and the fixed carcass work — in Gemlik, and deliver it labelled by unit number in installation sequence. Our Citadines Istanbul programme, 148 keys, is exactly this shape.
We manufacture contract interiors in Gemlik, Bursa: casegoods, kitchen and architectural joinery and upholstery, with soft furnishings and lighting supplied in the same package and installation managed by us on site. Extended-stay is the part of European hospitality that keeps building: about 19,800 serviced-apartment units are due across Europe over five years, 23% of them in Germany and 22% in the UK, with Staycity alone at about 5,000 units and Limehome at about 2,200 (HVS, July 2026, via Hotel Online). Student housing runs alongside it — 36,664 beds in Italy's pipeline and 26,413 in France's (Bonard, 2026).
What makes the unit different from a room
The kitchen is joinery, not an appliance order
Carcass, fronts, worktop junction, splashback, appliance housings and the ventilation route are one piece of joinery, made to the unit plan and dry-fitted before it ships. The appliances are yours to choose; the box they live in is ours to make fit.
Storage carries a month, not a night
Wardrobe capacity, drawer depth, a suitcase shelf that takes a large case, and somewhere for a laundry basket. A guest who is staying five weeks unpacks.
The sofa bed is structural
In a studio the seating is also the second bed, so the frame, the mechanism and the foam are specified for nightly use, not occasional use, and the fabric is chosen for an abrasion class that survives it.
The desk survives working days
Extended stay means work: a surface at the right height, power and data where a laptop actually sits, and an edge detail that takes daily contact.
Student rooms are the same logic, tightened
One study desk, one bed, one wardrobe, one shelf, repeated across hundreds of rooms with a maintenance list of five items. Damage and turnover decide the material schedule.
One unit type, built for the building
A 150-unit building is one approved unit repeated 150 times. We build it as a model unit in Gemlik first, sign it off with you, and then produce against that approved set, so the tenth unit matches the first and the spare parts list is one page. Containers are loaded in installation sequence and labelled by unit number, so a floor is finished and handed over while the next is still in transit.

Casegoods, kitchen and architectural joinery and upholstery are manufactured under our own production management in Gemlik: machining, veneer, finishing and upholstery in one building. Soft furnishings, lighting, appliances, flooring and the finishing trades are carried on the same order and executed by trades we manage. The shell is not ours, and OS&E is not ours.

- Citadines Istanbul, 148 keys, is an apartment-hotel programme delivered from our floor, and the same unit logic runs through our hotel work.
- Can you match an operator's brand standard?
- Send the standard and the unit specification, and the build-up is engineered against it, with the model unit as the approval point. Where the standard names a class or a test, we specify to it and produce the evidence on the approved composite.
- Is student accommodation the same product?
- The same construction with a tighter schedule: fewer pieces, heavier edges and fixings, and a material list chosen for turnover and repair.
- What are your lead times?
- Set per project against scope and materials, and fixed in the offer together with the delivery date.
