The room an inspection measures.
Worker accommodation is furnished against a norm, not a mood board. In the Netherlands the SNF scheme sets, as a rule, 12 m² of floor area per person, a maximum of two people per bedroom, and one toilet and one shower per eight. In Germany the Arbeitsstättenverordnung's Annex 4.4 requires a living and sleeping area equipped with beds, cupboards, tables and chairs, plus an eating area and sanitary facilities. We manufacture those rooms as complete sets.
We manufacture contract interiors in Gemlik, Bursa: casegoods, joinery and upholstery, with beds, mattresses and soft furnishings supplied in the same package. Worker and contractor accommodation is the same discipline as a hotel floor with less decoration and more wear in it: the same room repeated hundreds of times, fitted fast, and inspected against a written standard. Operators building or converting this stock — labour-migrant housing, site accommodation, staff villages, worker hotels — buy a room set, not a catalogue.
The norms the room answers to
Netherlands — the SNF norm
The Stichting Normering Flexwonen scheme states, as a rule, a minimum of 12 m² of floor area per person and a maximum of two people per bedroom, with one toilet and one shower available per eight people; a cupboard placed outside the sleeping room has to be lockable. It is a certification scheme, not a statute, and registration carries into the wage-deduction rules. We size and specify against it: two-person rooms with the cupboard, desk and bed that leave the floor area the inspection wants to see.
Germany — Annex 4.4 of the Arbeitsstättenverordnung
The regulation obliges an employer to provide appropriate accommodation and lists what it must be equipped with: a living and sleeping area with beds, cupboards, tables and chairs, an eating area, and sanitary facilities, sized to the occupancy and the length of stay. Communal accommodation also carries a documentation duty. The furniture answer is a matched set per bed space, not a room filled from what was in stock.
Everywhere — the standard your specification names
Fire performance, abrasion class and load ratings belong to the specification, and they are build-up decisions taken before production. Name the class and the ignition source and the build-up is engineered to meet it, with test evidence produced against the approved composite.

Beds that survive turnover
Single and bunk frames in steel-reinforced timber or steel, with mattress specifications to match the fire class the building is inspected against.
A lockable wardrobe per person
One person, one lockable compartment. Where the cupboard sits outside the sleeping room, the lock stops being optional and becomes the norm's requirement.
Desk, chair, shelf
The working surface a long stay needs, at contract durability, not domestic.
Shared kitchen and dining
Tables, benches and units for the communal floor, built from the same materials so the maintenance stock is one list, not five.
Fitted joinery
Fixed wardrobes, headboard panels and wall protection where loose furniture would be damaged or removed.
Labelled, sequenced delivery
Room sets labelled by room number and loaded in installation sequence, so a floor is fitted and handed over while the next is still in the container.
Volume is the point
Workforce housing is a repetition problem. One room type approved once, then built two hundred times, with one maintenance list and one set of spare parts behind it. That is exactly how a hotel programme runs here: a model room built and signed off before the line opens, then production against the approved set. The difference is that the finish schedule is chosen for wear and replacement, not for a lobby photograph.

Casegoods, joinery and upholstery are manufactured under our own production management in Gemlik: machining, veneer, finishing and upholstery in one building. Mattresses, soft furnishings, lighting and the finishing trades are carried on the same order and executed by trades we manage. The shell is not ours, and OS&E is not ours.

Common questions
- Can you build to the SNF norm?
- Yes. The norm's room-level rules — as a rule 12 m² per person, at most two per bedroom, one toilet and one shower per eight, and a lockable cupboard where it sits outside the sleeping room — decide the room set, and we specify against them. The certification itself belongs to the housing provider; the furniture has to let the room pass.
- Is this the same furniture as a hotel room?
- The same construction, a different schedule. Board thicknesses, edge protection, fixings and fabrics are chosen for turnover and cleaning, not for a suite, and the pieces are built to be repaired, not replaced.
- Can you do bunk rooms and site accommodation?
- Yes, including steel and steel-reinforced frames, wall-fixed wardrobes and bench seating for the communal floor.
- Do you supply mattresses?
- They are supplied in the same package, specified to the fire class the building is inspected against, so the bed and the mattress are one line rather than two orders.
- What are your lead times?
- Set per project against scope and materials, and fixed in the offer together with the delivery date.
